We rely on our broker relationships to find off-market opportunities and maintain consistent deal flow. In many cases, we partner with brokers on the buy-side, and then the sell-side – offering double commission.

Investment Criteria 

  1. Value-add components such as: 15%-30% vacancy, below market rents, deferred maintenance and pad site development.
  2. Property types: retail strip centers, multi family apartments and medical offices.
  3. Size: 10,000-60,000 sq/ft. Multi-tenant. NNN tenants. 40 units or more for multi family apartments.
  4. Price: $1,000,000-$6,000,000.
  5. Prefer traffic counts of 15k cars per day.
  6. Prefer single-story retail assets built after 1970.
  7. Prefer strong employment & median household income of $50k+.
