We rely on our broker relationships to find off-market opportunities and maintain consistent deal flow. In many cases, we partner with brokers on the buy-side, and then the sell-side – offering double commission.
Investment Criteria
- Value-add components such as: 15%-30% vacancy, below market rents, deferred maintenance and pad site development.
- Property types: retail strip centers, multi family apartments and medical offices.
- Size: 10,000-60,000 sq/ft. Multi-tenant. NNN tenants. 40 units or more for multi family apartments.
- Price: $1,000,000-$6,000,000.
- Prefer traffic counts of 15k cars per day.
- Prefer single-story retail assets built after 1970.
- Prefer strong employment & median household income of $50k+.
